Spring Home Maintenance Checklist for Pennsylvania Homeowners

A Western Pennsylvania spring maintenance checklist that actually matches our climate — gutters, sump pumps, deck checks, and what to ignore.

March 10, 20265 min read

Most spring maintenance checklists on the internet are written for someone in Florida. Here's a real one for Western Pennsylvania, where the freeze-thaw cycle, wet springs, and 60-year-old housing stock create a specific set of problems every March and April.

Do this first: water management

  • Clean gutters and downspouts. Clogged gutters are the #1 cause of foundation water issues we see in Latrobe, Greensburg, and Jeannette. Make sure downspouts discharge at least 4 feet from the foundation.
  • Test your sump pump. Pour a 5-gallon bucket of water into the pit. It should kick on, pump out, and shut off cleanly. If it hesitates or runs continuously, replace it before April rains.
  • Walk the foundation. Look for new cracks, efflorescence (white mineral deposit), or staining. Anything wider than 1/8" or actively wet needs attention before summer.
  • Check window wells. Standing water or saturated soil in a window well almost always means a clog or drainage problem behind it.

Roof and exterior

  • Roof from the ground. Walk around the house with binoculars. Look for missing or curled shingles, exposed nails, and any sagging.
  • Flashing. Check chimneys, plumbing vents, and skylights. Most roof leaks in older Western PA homes are flashing failures, not shingle failures.
  • Siding and trim. Tap suspect spots with a screwdriver. Soft wood means rot — most common at the bottom of trim boards and around windows.
  • Caulking. Re-caulk gaps wider than 1/16" around windows, doors, and trim joints.

Deck and outdoor

  • Check ledger board attachment. Where the deck meets the house. Loose or rusted lag bolts are a serious safety issue.
  • Probe the posts. Post bases where they meet the ground rot first. A screwdriver should not sink into solid wood.
  • Clean and inspect. Pressure wash, then walk every board looking for cracks, loose fasteners, and movement.
  • Re-seal PT or cedar. Every 2–3 years depending on exposure. Skip this on composite.

HVAC and inside

  • Replace HVAC filter. Every 3 months minimum, every month if you have pets.
  • Test A/C early. Run the system for 20 minutes in April. If it isn't cooling properly, you want to know now, not on the first 90-degree day.
  • Clean dryer vent. Lint buildup in vent ducts is the leading cause of dryer fires. We see plenty of clogged vents in Westmoreland County — most haven't been cleaned in 5+ years.
  • Test smoke and CO detectors. Replace batteries even if they still chirp.

What you can safely ignore until later

Driveway sealing — wait until temperatures are reliably above 60°F day and night, usually late May here. Window cleaning — fine to wait until pollen season passes in early June. Garden bed mulching — better in late April once soil temperatures rise.

Common Questions

01How often should gutters be cleaned in Western PA?+

Twice a year minimum — late spring after seed and helicopter drop, and late fall after leaf drop. Homes with lots of trees often need quarterly cleaning.

02Is it worth having a contractor do this checklist?+

If you're comfortable on a ladder and have a couple of weekends, you can do most of it yourself. If you're not, our Annual Maintenance Membership covers everything on this list plus a fall version, and we catch small issues before they become big ones.
